I was able to negotiate the sale price down to account for a couple of important things Kevin found. He saw an oil filler cap in the crawl-space and realized there was an underground oil storage tank that had to be removed. He also saw water marks on the chimney in the attic and found that some of the wood structure under the insulation needed to be replaced.
